Pune, 6th November 2026: If you are buying, selling or renting out property and need to visit a sub-registrar office, your Aadhaar authentication now has to succeed. Maharashtra’s Department of Registration and Stamps made Aadhaar-based authentication mandatory for everyone involved in a property registration from Wednesday, November 4.

The department has also added face verification through the official Aadhaar mobile app as another way to prove identity, alongside the fingerprint and iris scans already used at the counter.

The witness option is gone

Until now, if a person’s Aadhaar authentication failed, a witness or identifier could vouch for them. That provision has been discontinued. Every party in the transaction must now clear Aadhaar authentication on their own, as reported by Punekar News.

The new facility is part of the department’s iSARITA 1.9 system and is called Online Verification Seeking Entity (OVSE).

How face authentication works at the office

  • A QR code is generated on the sub-registrar office computer.
  • You scan it with the Aadhaar app on your phone and give consent.
  • The app runs a face check and the result appears on the office computer immediately.
  • If it succeeds, registration continues as usual.

Do this before you go

Officials have advised people to set up the Aadhaar app before the appointment to avoid delays. That means installing it, completing registration, SIM verification and the first face authentication. The app needs Android 9.0 or later or iOS 16 or later, a working camera and an internet connection.

Deputy Inspector General of Registration Abhay Mohite has said Aadhaar holders must be physically present with their registered mobile phone and must be able to log in with their six-digit PIN. If you have locked your Aadhaar biometrics, unlock them through the app before the visit.

Who should be careful

Elderly sellers whose fingerprints often fail, NRIs acting through a power of attorney, and anyone whose Aadhaar is linked to an old mobile number should sort these issues out well before the registration date. Update your mobile number at an Aadhaar centre first if needed.
