A property card is the land record for plots in city survey areas such as most of Pune city, and you can download a digitally signed copy from the Maharashtra Land Records Department’s portal (digitalsatbara.mahabhumi.gov.in). You need the district, taluka, city survey office and the CTS (city survey) number. A small fee is charged per copy, and the digitally signed copy is valid for official use.
Rural and agricultural land is recorded on the 7/12 extract instead.
Property card or 7/12?

If your area was recently urbanised, the land may still be on a 7/12. Your sale deed or the city survey office will tell you which.
How to download
- Open digitalsatbara.mahabhumi.gov.in and log in or register with your mobile number.
- Add money to your account wallet for the copy fee.
- Choose “Property Card”.
- Select the region, district, office and village or city survey area.
- Enter the CTS number.
- Download the digitally signed PDF.

- CTS number and area of the plot
- Name of the holder and how ownership was acquired
- Tenure and any government dues
- Encumbrances or rights recorded, such as mortgages
- Mutation entries showing past transfers
