You can view your 7/12 extract (satbara utara) for free on bhulekh.mahabhumi.gov.in, and download a digitally signed copy for ₹15 through the state’s Mahabhumi digital satbara service. Since December 2025, digitally signed 7/12, 8A and property card records have full legal validity in Maharashtra, so banks, courts and offices cannot insist on a talathi’s signature or stamp.

What the 7/12 shows

The 7/12 combines two village forms: Form 7 shows the owner, area and rights, and Form 12 shows the crops grown and land use. It also lists loans or encumbrances on the land. The crop record now comes from the e-Peek Pahani survey, so record your crop every season.

Spot an error? Mistakes in name, area or crop entries are corrected through a mutation (ferfar) application at the talathi office. Check your 7/12 before applying for crop loans or insurance.

Your 7/12 is needed for almost every farm scheme, including the AgriStack Farmer ID and Kisan Credit Card.
