In Pune Municipal Corporation and Pimpri-Chinchwad limits, stamp duty on a property purchase is 6% of the agreement value or the ready reckoner value, whichever is higher. That is 5% stamp duty plus 1% metro cess. Women buying in their own name get a 1% concession, and the registration fee is 1% of the value, capped at ₹30,000.
The ready reckoner (RR) rates that set the minimum value were kept unchanged for 2026-27, so this year’s stamp duty bills are based on the same RR values as last year.
Stamp duty rates in Pune (2026)
| Area | Male buyer | Woman buyer | Joint (man and woman) |
|---|---|---|---|
| PMC and PCMC limits | 6% | 5% | 6% |
| Areas under PMRDA and Pune Cantonment limits | Check the IGR calculator; rates differ by local body | 1% less than the applicable rate | Applicable rate |
The women’s concession applies when the property is bought in a woman’s name alone. Conditions attached to it, such as restrictions on selling the property to a man within a set period, are listed in the state’s notification, so read them before you rely on it.
Registration fee
- 1% of the property value
- Capped at ₹30,000 for properties above ₹30 lakh
- Small fixed fees for document handling and scanning apply on top
A quick example
For a ₹80 lakh flat in Baner (above the RR value), bought by a man:
- Stamp duty at 6%: ₹4,80,000
- Registration fee: ₹30,000 (capped)
- Total: about ₹5,10,000
If the same flat is bought by a woman in her name alone, stamp duty at 5% is ₹4,00,000, saving ₹80,000.
Ready reckoner rates: what changed for 2026-27
Nothing. The state kept RR rates unchanged for 2026-27, citing economic conditions and a slowdown in construction. Joint Inspector General of Registration Rajendra Muthe announced the decision on 31 March 2026, and Revenue Minister Chandrashekhar Bawankule backed it.
From 1 April 2027, the government plans to move to micro-zoning in Pune and Mumbai, setting values for smaller localities and even individual plots using GIS maps. Officials say this should stop buyers of older or smaller flats from paying stamp duty based on nearby premium projects.
