To check whether a Pune housing project is registered, search its name or MahaRERA number on maharera.maharashtra.gov.in, or scan the QR code that MahaRERA requires on every project advertisement. A registered project has a number starting with “P5” for Pune district, a public page with its approvals, and a declared completion date.
Selling or advertising an unregistered project is not allowed under RERA, so this check takes two minutes and is worth doing every time.
How to search on the MahaRERA website
- Open maharera.maharashtra.gov.in and go to the registered projects search.
- Search by project name, promoter name, district (Pune) or the registration number.
- Open the project and click “View details”.
Or scan the QR code
MahaRERA requires developers to print a QR code in every advertisement, brochure and hoarding. Scanning it should open the project’s MahaRERA page directly. MahaRERA has fined hundreds of projects for not displaying QR codes, so an ad without one is itself a warning sign.
What to read on the project page
- Proposed completion date: the date the developer has legally committed to
- Building plan approvals and commencement certificate: uploaded by the developer
- Quarterly progress reports: construction status and money spent
- Number of units booked: a sense of how the project is selling
- Litigation: any cases declared against the land or project
- Extensions: whether the deadline has already been pushed back
Check the agent too
Real estate agents must also register with MahaRERA. Search their name or registration number on the same site.
How to file a complaint
If the developer delays possession or breaks the agreement, you can file a complaint online on the MahaRERA site. The complaint fee has been ₹5,000; check the current amount on the portal. Many disputes are first sent to MahaRERA’s conciliation forum. Homebuyers can claim interest for the delay or a refund with interest, depending on the case.
