The Pune Municipal Corporation (PMC) collects property tax in two halves each year. For 2026-27, the early-payment discount window closed on 31 May. If you have not paid the full year yet, the second-half dues should be cleared by 31 December 2026 to avoid a penalty from 1 January.
Key dates for 2026-27
- Early payment discount: 5 to 10 percent on general tax for those who paid the full year by 31 May 2026
- First half (April to September): penalty applies if unpaid after 30 June
- Second half (October to March): due by 31 December 2026; penalty from 1 January 2027
- Late penalty: 2 percent per month on the unpaid amount
PMC collected Rs 846.78 crore from about 4.96 lakh property owners between 1 April and 25 May this year, with over 72 percent paying online.

The 40% concession for self-occupied homes
Self-occupied residential flats in PMC limits get a 40 percent concession on property tax. Properties assessed before 1 April 2019 generally get it automatically. Owners of properties assessed later, or whose bills do not show the concession, need to apply using the PT-3 form.
To apply, fill in the PT-3 form with owner details and a self-occupancy declaration, attach the current tax bill, address proofs and a society NOC if asked, and submit it at the ward office or Citizen Facilitation Centre with the processing fee. The concession can be withdrawn if the flat is rented out or claimed on more than one home.
Check your dues without paying
Enter your property details on the portal to view the current bill and any arrears. Check that the concession appears on your bill, and contact your ward office if it does not.
