Pune, 30th October 2026: Landowners and buyers in the PMRDA area no longer need to visit the authority’s office for three common documents. The Pune Metropolitan Region Development Authority has started issuing zone certificates, part plans and site elevation certificates online through its GIS-based geoportal.
PMRDA says the certificates are now generated within seconds. Earlier, a zone certificate took about seven days, a part plan three days and a site elevation certificate up to 10 days.
What these certificates are for
If you are buying a plot in places like Hinjewadi’s fringe villages, Wagholi, Chakan, Talegaon or along the Pune-Satara road, these papers matter.
- Zone certificate: tells you which land-use zone a survey number falls in, such as residential, agricultural, industrial or green.
- Part plan: a map extract of the land from the development plan. It is issued along with the zone certificate.
- Site elevation certificate: needed for height-related approvals, especially near airports and defence areas.
Banks, lawyers and planning authorities usually ask for these before a loan, purchase or building permission.
What the geoportal covers
The geoportal covers 674 villages under PMRDA and has more than 25 layers of map data. These include metro routes, transit-oriented development (TOD) zones, the proposed Purandar airport area, buffer zones around NDA and HEMRL, railway lines and flood lines.
That is useful even before you apply. A buyer can see whether a plot is inside a flood line or a defence buffer before paying a token amount.
QR-code verification
Each certificate carries a QR code so that banks and other offices can verify it. PMRDA Metropolitan Commissioner Dr Abhijit Chaudhari said the service was started under the Right to Public Services Act and the state’s process re-engineering programme.
The fees, if any, and the exact steps were not detailed in the announcement. Check the official PMRDA website for the geoportal link and current charges.
A word of caution
A zone certificate is not a title document. Always verify ownership through the 7/12 extract and a lawyer’s title search. For more on buying property around Pune, read our report on new MahaRERA projects in Pune and the MahaRERA order in a Wagholi delay case.
