Pune, 6th November 2026: Who should approve the big township projects in the 23 villages merged into Pune city? The developers’ association CREDAI Pune Metro has asked the Maharashtra government to keep the Pune Metropolitan Region Development Authority (PMRDA) in charge, rather than the Pune Municipal Corporation (PMC).

The demand comes after the state decided on February 12, 2026 to make the PMC the planning authority for these villages, as reported by Punekar News.

CREDAI’s argument

In a letter to the Urban Development Department, CREDAI Pune Metro president Manish Jain said the change could delay approvals for ongoing integrated township projects, especially where PMRDA has already approved revised master layouts and developers have paid premiums. Its main points:

  • Some township projects lie entirely in PMC limits, while others straddle PMC and PMRDA areas.
  • The PMC has far more pending building and layout proposals than PMRDA, meaning longer waits.
  • Integrated townships must be completed within set timelines, so delays in permissions can push completion dates.
  • PMRDA already processed earlier approvals and has a Director of Town Planning to handle technical issues.

What the rules allow

Under integrated township regulations, when a project falls under more than one planning authority, the state can designate which one will grant permissions and supervise it. CREDAI wants PMRDA named for all township projects in the 23 villages.

What happens next

The Urban Development Department has asked the PMC for its opinion, which is expected to weigh heavily in the final decision.

Why buyers should care

If you have booked a flat in a township in villages such as those on the city’s edges, approvals for later phases depend on which authority holds the file.
