To pay PCMC property tax online, open the Pimpri Chinchwad Municipal Corporation payment page at ptaxservices.pcmcindia.gov.in/onlinepayment, use Quick Pay with your UPIC or the QR code on your bill (or search by property number or owner name), check the amount due and pay by UPI, card or net banking. The e-receipt downloads on the same page.
PCMC had about 7.3 lakh assessed properties (as of November 2025) across areas such as Pimpri, Chinchwad, Akurdi, Nigdi, Bhosari, Wakad, Ravet and Moshi, and online payment is the quickest way to clear the bill. The second half of the 2026-27 bill is running now, and overdue first-half dues are already attracting a penalty, so this is a good week to clear them.
Step-by-step: pay PCMC property tax online
- Open the official payment page: ptaxservices.pcmcindia.gov.in/onlinepayment. You can switch the page language to English, Marathi or Hindi.
- Choose how to find your property: Quick Pay (scan the QR code or enter the UPIC), search by property number, or search by taxpayer name.
- Confirm the property details on screen: property number, owner and occupier names, society or building name and address.
- Check the tax breakdown. It shows arrears, current tax, arrears penalty, current penalty, any cheque bounce fee and discount, and the total payable.
- Choose a full payment or a partial payment, enter your mobile number and email, accept the privacy policy and pick a payment gateway.
- Pay by UPI, debit or credit card, or net banking.
- Download the receipt from the success page. You can also download past receipts later from the same portal.
UPIC, property number or name: which search to use
| Search option | What you need | Where to find it |
|---|---|---|
| Quick Pay with QR | The QR code | Printed on your PCMC property tax bill |
| Quick Pay with UPIC | UPIC (Unique Property Identification Code) | On the bill or a recent receipt |
| Property number | Divisional (zonal) office, gat or block number, property number | On an old bill or receipt |
| Taxpayer name | Divisional office, gat number and owner or occupier name in Marathi or English | Use if you have no bill handy |
Once the property opens, the portal also lets you view the abstract register, the notice bill, the valuation sheet and previous receipts, which is useful if you are buying a flat or applying for a loan.
Can you pay PCMC property tax with Google Pay or PhonePe?
Yes, through UPI. Choose UPI on the payment gateway screen and approve the request in Google Pay, PhonePe, Paytm or your bank’s app. Avoid paying through third-party bill-payment screens that ask you to enter your property details from scratch, because a mismatch can leave the payment unlinked to your account. The QR code on the official bill takes you to the right record.
Penalty for late payment
Overdue property tax attracts a penalty of 2% a month on the unpaid amount, which adds up to 24% a year. PCMC bills in two halves, April to September and October to March. In November 2025, for example, the corporation reminded owners that the penalty had already started on unpaid first-half dues. The penalty appears as a separate line on the payment screen, so you can see exactly how much you are paying for delay.
If your bill shows arrears you do not recognise, raise it with your divisional (zonal) office before paying, or pay the undisputed current tax using the partial payment option.
Rebates PCMC offers for 2026-27
PCMC announced 16 categories of rebates for 2026-27, available from 1 April 2026 and mostly tied to paying early. They included 5% on general tax for early payment, a further 5% for paying online, 30% on general tax for properties registered only in a woman’s name, 50% on one property for persons with disabilities and freedom fighters or their spouses, and 3% to 10% for green measures such as composting, sewage treatment plants or zero-waste systems. PCMC asked owners to pay by 30 June 2026 to get them, so for most people the next chance is from April 2027. The 2027-28 rebates have not been announced yet.
Payment debited but no receipt?

- Check whether the bank has reversed the money. Failed transactions are usually returned within a few working days.
- Do not pay a second time until you are sure the first payment failed.
- If it is still unresolved, call the PCMC helpline on 8888006666 with your transaction ID and property number, or visit your divisional office.
