Pune, 29th October 2026: House hunters in Pune have more new projects to look at this festive season. MahaRERA gave registration numbers to 435 housing projects around Dussehra, and the Pune region topped the list with 140.

Together, the 435 projects will offer 32,981 flats, with an estimated investment of ₹23,719 crore. MahaRERA also granted deadline extensions to 210 projects and approved corrections for 609 existing ones.

Region by region

The Pune region’s 140 includes Satara (13), Kolhapur (8), Sangli (3) and Solapur (3). The Mumbai Metropolitan Region had 201 in all, with Thane at 70, Mumbai 63, Raigad 36 and Palghar 25. Vidarbha had 32, most of them in Nagpur (27), north Maharashtra had 24, almost all in Nashik (23), and Marathwada had 8.

The MMR as a whole is still ahead, but no other single region comes close to Pune, which tells you how strong housing demand in and around the city still is.

Why registration matters

Under the RERA law, a developer can’t advertise or sell flats in a project that isn’t registered with MahaRERA. Registration also means the developer has to put details like approved plans, the promised completion date and the status of approvals on the MahaRERA website. If a project misses its deadline and doesn’t get an extension, it can be marked as lapsed, which is a red flag for buyers.

Before you book

Look up the project’s registration number on the MahaRERA website and make sure it matches the brochure. Check the completion date and whether extensions have already been taken. Read the approved plan closely, and pay attention to the carpet area, since that’s what you actually get inside the flat. It’s also worth searching for complaints against the developer on MahaRERA.

And remember that the law doesn’t allow a developer to take more than 10% of the cost before a registered agreement for sale is signed.
